That book is just the start of the journey. A framework to shift your perception framework. Like anything you can dig as deep as you want. I am not saying it's the truth, there is no such thing. But it's model is by far the superior framework to explain what we have seen in the past and what is unfolding right now. Do yourself a favour and at least consider it.

I have been banging on for a long time now about the incorrect doom and gloom housing/ economic pessimists on here, well before the totally predictable improvement in house prices and the market in general. That is no accident. Read the damn book. Your analysis is flawed, based on flawed initial assumptions that are built on models that still continue to not see the booms or the crashes, nor explain them when they occur. That's not your fault, it's what the 99 percent only know.


but be pessimistic... be cynical and be prepared... but not quite yet. You are too early, expect the biggest boom you've ever experienced in your lifetime. It's coming ... but then

The worst drop I've come across so far, considering it's a $400-ish property. I looked at this one in 2016. Owners probably stuck elsewhere? Were looking for $500k (a little high but not outrageous as a starting price here) just as corona started. It's a bit scary to see this in less than six months, considering it took nearly 2 years for the GFC to cause 100k drops

There's a real split in price direction. There's been a few high prices (some with fairly noticeable renos done) as well as eye watering drops, overall not much selling unless a little updated

I'm from Melbourne, and trust me, there are plenty of people here wanting to leave and Gold Coast, is ripe for reinvention.

Old farts will retire where they enjoyed holidays, before they got fat, fatigued and fractious. They can't afford Byron and will go North.

Beach and bush towns will BOOM.

Are we going to see more of an exodus from VIC when restrictions are lifted? We are full here in the Goldie
Some 'boat people' were recently detained and charged with trying to sneak into Goldie from VIC...

Really feel for you guys down there. Bet it's driving you nuts?

Australia will see an exodus from the south that was last seen when cyclone Tracey destroyed Darwin.

I don't really blame anyone, kinda pointless. The bickering between fed/state the borders being closed just adds another layer to the misery.

This is just the beginning, I'm pretty sure worse is to come.
