I have.
But I don't live there at the moment so I'll tell what I know.
Not at all crowded with surfers when it is blowing, but a few kiters out and probably even more now.
It is a bit shallow, especially on the inside. When it is big and stormy a wave breaks wider, but it doesn't have much of a shoulder.
Maybe also try just north of the the marina (between the northwall and the first access steps). Potentially better than most stuff around Perth if you get it right. Big jumps and smooth water.
or just south on the reef south of Yanchep lagoon, about 300m offshore.
or north of Derrs (around the first little 'point' north of Derrs), there is also a bit of a break, again can be shallow on the low tides and not the best sailing in the world.
Place I used the sail the most was between the two rocks, in Two Rocks.
Often weedy, never much good, but walking distance from the house and with a big swell there were some OK ramps. Stay south of beach side of the north rock, north of the ocean side of the south rock and there is one rock pinnicle that sticks about 3/4 of the way to the south rock, about 10m off shore. Basically - weedy and rocky with no waves.
a few times,, always found it better to keep driving north another half hour....
had one good sail there with greenroom, blueJooce, leech, poor reli and laurie many moons ago... the beachy just after the reef was workin a treat....

Bit far out too, similar to seals, so probably good to buddy up.
