Burns Beach and surrounding spots to sail in ? ?

Hi people,
moving to Burns Beach area later this year, are there any regular spots to sail there, bump n jump or wave, does that little offshore island rock bit ever hold a wave?? i noticed in a previous topic someone mentioned theres a spot ocean reef somewhere that a few guys sail at, is that on the north side near the sea rescue??? ( handy..... )

preferably chasing something side offshore in ur average 18-22 knot souwester, about head height and glassy if possible and not too far from shore, with grass to rig up on, palm trees and cheep beer within walking distance.

Or if theres a top secret spot slightly better than that, just pm me instead as i'm really only a threat to myself these days

unfortunatley all the good stuff round there is a few km's off shore.

think mullaloo is the nearest spot for sand,grass, and a pub across the road
