Has any of the hundred or so people who the broker has told me has had a look on here? There has been a Adams 10.9 advertised with a broker for 12 months and hasn't sold,
I know the engine has issues , more so than the ad alludes to, the added sugar scoop may be a bad job.
has anyone have any information on it ?
I am quite a distance from there and very wary of the broker.

Assume this is a continuation of your two posts 11/2/25 re Adams 10.6 and Kashmir. I have prior responded to both including the highest praise of an A10.6 I raced against.
I have not inspected Kashmir but as you allude to it is probably an Adams 10.6 with 0.3m sugar scoop added - so should be sold as an "Adams 10.6 with added sugar scoop" not an Adams 10.9 which unnecessarily confuses.
You would have seen these excellent ads for an A10.6 in Vic. 1.83m draft not 2.00m.

I don't know what issues you have had with the broker so won't go there.
I don't want to go into a phantom chase but as regards the Kashmir ad, which is more than a tad sloppy imho sorry to say (eg 2 different texts on year built and LOA - so which is right - what else is wrong - eg 2.00m draft?) - and nothing like the above 2 A10.6 ads which is how you sell a boat.............albeit the price difference is eye watering........
1 The advert has no sailing photos - most unusual for a yacht.
2 As you say the 2016 123hr diesel is indicated to need work - totally unexpected - the ad need not list out all the work needed and the broker might be blindsided and shackled by the seller................but operations and service details should be tabled for serious buyers including installer.
3 Builder not indicated.
4 Depending on use 15yr old sails would be expected to be near end of racing life but could be well ok for cruising.
5 Feb 22 survey - have you got a copy? Most reasonable sellers / brokers will provide this - it should be trustworthy as long as it is unbiased, reliable and comprehensive, and from a reputable surveyor.
6 Modified sugar scoop - again without making a meal of it I would agree best to be cautious. The A10.6 I am familiar with is a foam sandwich grp skins layup. So how was the sugar scoop added to that transom with suitable structural integrity? Was it done by the original builder? or an owner? I have never seen a sugar scoop with closed in aft section like what appears in the vague photo. What is the rudder swing angle resulting? Needs to be at least 30degrees. We bought a Ross 930 9yrs ago at Pittwater with sugar scoop added by an owner after the original build. I was very nervous of it as it seemed like single skin glass added on to the 15mm foam sandwich hull lay up and ply transom and looked more than a tad flimsy. I inspected the boat and dived with mask and flippers to inspect the hull to narrow fin keel joint, and fin to bulb joint - all appeared good. I hauled my 78kg self back on board via the rudder and sugar scoop stbd side and cracked it. Funnily enough the broker and seller were mightily totally unimpressed. I paid for the repair on survey inspection and subsequent purchase, and first slip I did cut the whole scoop off with angle grinder and got the whole transom back to how it should have been. It has been a giant of a boat - before I inspected I tracked it down to ex NZ champ late 80s early 90s and round NZ north island racer 2000s before being shipped over here..............
