You will be very disappointed............SE is the worst wind direction in Perth.
I was at Pelican Point for my first time today, its ok, safe for SSE, but there's obstacles and when it gets crowded it becomes a circus. Its important to stay out of the zone within the yellow buoys going out to the point (its for animal conservation or something), and if the wind is flukey watch you don't end up dropping your kite upwind of moored boats. There was also what looked like a windsurf school operating there or something? Once you get clear of that launch area you're away.
