I'm doing a reno at the moment. The location is good (if not 100% ideal), I mean i have to walk to the beach ek.
What would you include in yours in terms of kite gear storage and facilities (shower, somewhere to dunk my lines etc)?
outdoor hot shower.
garage sizable enough to pump up and dry multiple kites.
drying room do get your wittie dry for the next day.
racks for boards and kites.
long enough section to run lines out for tweaks and changes.
workshop for building boards
car wash facility
Man cave with couch, tv, fridge to entertain the boys.
BBQ area
beach access
weather station on the roof.
Make it 2 stories high on the top eat, sleep and **** cause it is high you can get those nice calm sea breezes to help ya sleep get nice views ect and down below ALL kitting ( no washing machine kids toys nothing but kitting) have on the floor bearers hooks so kite can be hung up to dry . Shower for your self a big like wine barrel for dunking the harness and lines in to get the salt off it Stuff the shower jump in the barrel your self safe time and a big board rack . While your at it you need a computer room with the computer connect to the 65 inch tv you know so you can look at seabreeze also and this one is the mother of all things a big bad ass FRIDGE for the beer and Rum and Coke for when your friends drop in .
Ps would it be to much to ask you to be your friend I am toilet trained and I don't talk too much after I have passed out .Please .

You have covered off everything in my house plans sitting on the dining table, I had to cull the plans a bit, bedrooms went but I kept all the 'lifestyle' necessities 
Hmm - when ur not kiteboarding there is that lady in ur life that needs to be looked after - maybe a mod con or 2 for her?? - gota keep the girls happy to keep the boys happy ;-)
